Years ago, real estate agents worked tirelessly for buyers. They did all of the legwork finding homes. They chauffeured buyers around. They made endless phone calls, negotiated, finagled and worked late into the night. For months, buyers might run them ragged with the “Goldilocks Syndrome” — “This home is too big. This home is too small. This home is too expensive”. They earned their commission.
Thanks to the Internet, buyers conduct home searches online, learn about residential areas on their own and visit homes through virtual tours. By comparison, traditional real estate agents do less work per client than they’ve done in the past.
Since the 1970s, real estate prices have increased by a factor of 10—the average home price is now nearly $300,000!—but commissions have stayed the same. So the job is easier, and the pay is better. That’s great for the agent. But not for you.
